Rear & Side Wraparound Extension
Three small ground-floor rooms opened into a single kitchen, dining and living space with garden access.
The Challenge
The existing ground floor was divided into three small rooms with limited natural light and no practical connection to the garden. The side return was unused, and the original drainage ran directly through the proposed footprint.
The family needed the house to remain habitable for as much of the programme as possible.
The Solution
We coordinated the structural design, drainage diversion and building control approvals before starting on site, then removed the rear wall onto a steel frame to form one open space with a rooflight over the side return.
Kitchen, electrics, underfloor heating and finishes were sequenced so the family kept use of the first floor throughout.
